The Courtyard consists of 158 residential condominium units
located at 360 Littleton Road in Chelmsford,
Massachusetts.
There are 8 residential buildings, a clubhouse, and a pool.
The grounds are professionally landscaped in summer and the
sidewalks and front porches are shoveled in winter.
All units have central air conditioning and gas heat, and
some units have gas fireplaces. All units have a porch or
deck (or balcony for second-floor units), and some units
have both. Water is included in the monthly condo fee.
The units vary in style according to which set of buildings
they are in. The front 4 buildings – Appleton (A), Baxter
(B), Camden (C), and Devonshire (D) – are "garden style." Some
units are on level 1 and and others are on level 2 with a
second floor. All of these units have basement storage and
range from approx. 940-1,300 sq. feet of living space. The
second-floor units share a common entrance hallway.
The back 4 buildings – Exeter (E), Franklin (F), Greenwood
(G), and Hawthorne (H) – are "townhouse" style. These units
consist of a basement and 3 floors of living space. Some
have three bedrooms while others have 2 bedrooms and a loft.
These units range from approx. 1,300 - 1,800 sq. feet of
living space.
The Courtyard was built in 8 phases, starting with the Appleton
building which contains 24 units. Baxter, Camden, and Devonshire
have 18 units each and were phases 2-4, respectively. The
back buildings (E-H) contain 20 units each and were phases
5-8, respectively. The phases began approximately 1988 and
ended approximately 1993.
The Courtyard is a quiet, family-friendly place to live
with a stream and wooded area behind the property.

Association Meetings
Board meetings: Held on the 4th Tuesday of each month
at 6:30 p.m. in the clubhouse.
Annual meeting: The Association annual meeting is held in
late November at a nearby meetingplace. All residents are
urged to attend at least the annual meeting.
Clubhouse
The Clubhouse consists of an exercise room, a mailroom,
2 lavatories, and a fireplaced meeting room. The clubhouse
is located near the entrance to the Courtyard, directly in
front of the pool.
The Clubhouse meeting room can be reserved by residents
of the Courtyard for social occasions.
Pool
The pool is open from Memorial Day weekend through Labor
Day weekend. Each year the trustees will distribute a notice
with the pool hours and rules. Lifeguards are NOT available.
Pool use is at your own risk. There is a telephone available
for emergency calls to 911.
The pool is heated and well-maintained. There are plenty
of umbrella-tables, chairs, and chaise lounges to go around.
The pool depth varies from a shallower end for kiddies to
a 6' end for adults, and small flotation devices (such as
noodles) are allowed.
Parking
Each unit has one assigned and numbered parking space. There
are plenty of unnumbered visitor spaces for additional vehicles.
Visitors can park in any UNNUMBERED parking space. It is
the resident's responsibility to tell their visitors where
to park and to make sure they do not park in a neighbor's
numbered parking space.
There is a $25 fine (plus other penalties if found by the
police) if anyone parks in the fire lane which jeopardizes
the safety of all residents. Be aware that if a guest parks
in the fire lane, the RESIDENT the guest is visiting will
receive this fine. It is a very short walk from the visitor
parking spaces to the condos, and there is no reason for
anyone to be parking in the fire lane.
Pets
Small pets are allowed, subject to the Courtyard rules and
regulations. Some of these include registering your pet with
the Association, cleaning up after your pet outside, and
keeping your pet leashed when outdoors.
Recycling
The Courtyard has a recycling plan under the Town of Chelmsford's
trash contract. Recycling bins are located adjacent to each
dumpster (there are 4 dumpsters). Each bin is labeled for
what contents to put inside.
